從過去研究房價的文獻中發現,影響房價主要除了地理空間、面積、樓層外,住宅類型也是相當關鍵的一項因素,而過去文獻對此因素欠缺深入討論,因此本文從台北都會區常見住宅類型─透天、套房與電梯大廈的角度出發,探討住宅類型對於單價的影響,另外從個別住宅類型下探討面積與住宅單價的關係。
