傳統探討特徵房價模型的文獻,大都採用建物相關資料,至多加上總體經濟變數,為了使模型更加完整,本文嘗試將捷運因素、內湖科技園區的廠商家數及當地學區等,來探討它們對捷運內湖線沿線房價之影響。本文應用的是特徵價格模型,以臺北市內湖區、大直地區及南港區之新屋為實證對象,分別就標竿模型,進而加進捷運、環境以及完整影響房價的因素於模型中以比較。在分析有那些不同特徵變數影響到這些地區的房價及其邊際價格之後,我們再利用統計推論,針對捷運距離、捷運施工時點等因素來做房屋價格差異分析。實證結果顯示,捷運施工後會使全區房價邊價價格每坪下跌6.5萬元,偏效果則周邊房價每坪下跌8224元,個案與捷運站之距離每增加一公尺將使房價每坪減少1萬元,內湖科技園區每增加一家廠商將使房價每坪上漲62元,距捷運站500 公尺內/外之各自變數對房價具有顯著差異,而這實證結果也顯示了「臺北市土地使用分區管制規則」第80條之4的規定尚屬合理。

英文摘要

Most of the articles in the past, examining the housing prices in Taiwan, used the data of the building itself; and even if there are other materials, it is only macroeconomic variables. To carefully analyze the housing prices along the mass rapid transit Neihu line, we include following factors: mass rapid transit, the number of firms in Neihu technology park, and the school district, etc. With the hedonic price model, we explore the pre-sale and new housing prices in Neihu district, Dazhi area, and Nankang district in Taipei. Besides the characteristic variables and their marginal prices in these models, we focus on the factors of distances from houses to rapid-transit stations and the time for the build-up Neihu line to examine the differences among housing prices. Empirical results shows that there is a decrease of NT $6,5000 on the housing prices after the transit construction starts, any one more meter increase in the distance between houses and rapid-transit stations will reduce NT $10,000 in housing prices, any one more firm in Neihu Technology Park will increase NT$ 62 in housing prices, and the distance of 500 meters from houses to rapid-transit stations will result in the statistical significances of explanatory variables, which rationalizes the 4th provision of article 80 in “Taipei City Land Zoning Usage Control Regulations.”
