中文摘要

透過整理比較國外、內民宿發展過程之各個趨勢與特色,歸納分析從事民宿與旅館業的差異性,再者與民宿遊客訪談並將記錄過程之心得萃取及精簡製作成封閉式可信度之問卷,而後逢機實質進行民宿旅客為對象的問卷,由分析問卷數據了解遊客選擇民宿行為前後關係及其間的特質,這些關係中瞭解旅遊者選擇民宿的動機、住宿後體驗感受與支配行為之潛在因素。經由因素分析方法探索得知地方民宿旅客選擇行為簡要的主因與模式,構面結果顯示休閒行為進行選擇及體驗民宿最主要解釋的意義為知覺與感受。至於探索整體這地方旅遊者選擇民宿行為可區分形成四個不同群集的構面如下:個體與環境氛圍、發現自我與成長、遊憩體驗與短暫自在生活。又經由變異分析方法比較旅民宿旅客社經背景與這些構面間是否存在差異,發現除了年齡顯示無差異外,其他條件背景於這些構面存在些許不同差異的結果,而這些異同正也可提供經營者參考之依據,以及了解屬性相互關係而轉化成為實務策略之經營,以符合當代民宿服務品質的趨勢,如此應用可輔助這類事業體之經營朝向永續發展

英文摘要

The reduction is classified through analysing properties between homestay and hotel accomodations where they locate domestically and overseas, it provides some reference and idea to conclude what is trendency and characteristic in the field, business and management in B&B accomodation. Above comments they are applied to create the closed questionaire with communication randomly to each other about related customers/travelers, which the result would be illutrated to establish the inventory form validly. Moreover, how to select homestay accomodation it is tracked, by way of exploring factor analysis(EFA), to find distinctively behavioral attributes, which they show up some explanation why customers/travelers do to be finite-fixed pattern. The apllied process EFA runs to find out 4 dimentions for the customer need as follows: 1. atmosphere around individual and location environment, 2. discovering oneself and his/her growth, 3. enjoying recreational experience, 4.relaxing and free contemporaneously, they are discussed to be aspcts of recreational motivation, experience, perception, and cognition. Additionally, they exist the significant difference all except age between demography and dimension with ANOVA. To sum up, the factorable dimensions contribute to owner for managerial improvement, they might be applied to design strategical service for keeping customer in mind identifically and develop for sustainable management in perspctive.
