都市中的高 (頂) 級住宅,亦即市場上俗稱的「豪宅」,通常是指佔有特定稀少空間資源、高總價、高坪數、設施豪華、且知名度高的住宅。由於豪宅的去化較困難,因此常被當作房地產市場的景訊,且其住宅形式與推案方式也會引領都市住宅商品的產品規格與行銷方式,因此深具市場指標與象徵性意義,對於研究都市住宅市場及空間分布特性也相當具有學術價值。不過,國內以此住宅商品作為研究對象及分析主題的學術論著卻相當少。 本文主要以臺北市新興高級住宅聚集區-信義計畫區的豪宅為研究案例,藉由田野與次級資料之整理,分析臺北市豪宅產品生產的背景、豪宅商品的生產者及其網絡特性。文章分為三大部分,首先從政治經濟與社會文化兩面向討論臺北市近年來豪宅商品的生產與發展背景;第二部分,說明臺北市豪宅在區位與商品特性上的演進與發展;第三部份分析信義計畫區中豪宅產銷體系的社會作用者之特性,以瞭解廣義的生產者之社會與經濟特性。總結來說,信義計畫區的豪宅可以歸納出三點特徵:(1) 區內的豪宅社區呈顯的是群聚與炫燿性的住宅商品特性、(2) 生產者是具壟斷性的生產集團、(3) 國際建築師或營造商在高級住宅的供應結構中逐漸增加其重要性。

英文摘要

The high-income housing in Taipei, so-called “luxurious condominiums” in the real estate market, is often defined by real estate agents as the high-priced, large-sized and luxuriously facilitated residences. They are leading commodities in Taipei’s real estate market and are usually resided by local celebrities. To study the building forms and locational characteristics of high-income housing is critically important for understanding a city’s spatial structure and urban form. However, not much scholarly work has been devoted to studying the high-income housing in Taipei. This paper uses the newly created high-income addresses in Taipei’s new city center as the case study area to understand the characteristics of Taipei’s high-income housing commodities and their oligopoly developing process. The paper is composed of three major parts. The first part focuses on analyzing the social, economic and political backgrounds for recent developments of Taipei’s high-income real estate sub-market. The second describes the transition of location and building forms of Taipei’s major high-income residential areas. The third part seeks to reveal the producers of the high-income housing commodities for the newly developed high-income residential area in Taipei’s Xinyi center. In conclusion, (1) luxurious condominiums in the Xinyi Center are conspicuous commodities in the form of high-rise housing complex; (2) their construction has been monopolized by three production blocs; (3) international architects and construction companies have played a greater role than before in the structure of high-income housing provision.
