近年來，土地使用變遷之研究，已逐漸利用微觀觀點來探討影響土地發展之因子，並結合地理資訊系統之應用。唯相關研究皆甚少提及空間區位概念對土地使用變遷之影響。有鑑於此，本研究將利用不連續選擇理論與空間分析方法，建構一個都市土地使用變遷空間動態模型，並結合地理資訊系統，進行模式校估及各項有關空間資料之處理與分析，最後以臺南市為例進行個案實證研究。

In recent years, research on land use change has gradually adopted micro-level perspectives and applied GIS to explore the causes affecting land development. However, these studies rarely mention spatial and locational factors that affect land use change. This study presents a spatial dynamic model for the study of land use change based on the discrete choice theory which, combined with methods of spatial analysis and the Geographic Information System, is used it to handle and analyze spatial data and to capture the relationships between environmental factors and land use change. Empirical research of this study is conducted in Tainan City.
