「農產品產銷履歷」為自消費者、銷售者、運輸過程、追溯到生產源頭中之各供應鏈的完 整記錄，相對於「建築產銷履歷」則為是一種從建築物土地取得、申請建照、銷售、工程施工 到興建完成、房屋點交與售後服務、產品追溯、整個建築物產銷過程都留下記錄可供追溯。台 灣對於建築產銷履歷的研究及相關制度的建立，屬於剛發展及摸索的階段，本研究主要目的為 透過農產品產銷履歷成功推動的經驗，探討台灣「建築產銷履歷」關鍵成功因素，用紮根理論 做系統性的歸納，建立一個台灣「建築產銷履歷關鍵成功因素」的架構雛形；再透過修正式德 菲法來實證或修正雛形，以質性與量化方法相互驗證研究成果，研究發現建立政府的決心、第 三方驗證機構、施工管理與檢驗、供應鏈管理、資訊管理、買賣權益的保障等六大構面及二十 七項指標，為建立「建築產銷履歷」的關鍵成功因素，可提供做為政府及建商未來發展方向之 參考，使「建築產銷履歷」制度更趨完善。

The traceability of agricultural produce involves complete records of various parties in its supply chain. These are including consumers, sellers, transportation agents, and production personals. Likewise, the traceability in construction supply chain involves traceable records of the entire construction and procurement process. Land acquisition, building permit application, promotion and dealing, construction to the completion of construction, handover, after-sales services, and product tracking are the necessary process. As studies on the traceability in the construction supply chain and the establishment of related policies in Taiwan are still in the preliminary stages. Based on the successful agricultural product traceability framework, this study investigated the key success factors for the traceability in construction supply chain in Taiwan. Literature reviewed items were systematically inducted by using Grounded Theory to establish a list of the key success factors as a prototype. Subsequently, the modified Delphi method was adopted to verify and modify the prototype as well as the qualitative and quantitative results. Six dimensions with the relevant twenty-seven factors were identified in this study. The key success factors for the traceability in construction supply chain in Taiwan are determination of the government, third-party certification agency, construction management and inspection, supply chain management, information management, and protection of rights regarding transactions. The results can serve as a reference for the future development by government and construction companies to improve the traceability system of construction supply chain in Taiwan.
