近年來物業管理產業對於國內社區大樓的運作,有相當大的幫助,且持續蓬勃發展。隨著都會區的發展,也發展出不同的公寓大廈形式,包括基地狹小或是老舊的社區及商辦大樓,這些社區及商辦常因為戶數較少,管理費不足以負擔公寓大廈管理服務人進駐,因此造成社區管理上無法完善,甚至衍生出安全上的問題。有鑑於此,本研究針對小型社區及商辦之物業管理服務模式,進行探討及規劃。木研究對雙北地區管理費收入未能負擔公寓大廈管理維護公司進駐之社區住戶和大樓用戶、公寓大廈管理服務相關人員,以及建設公司及代銷公司從業人員,進行小型社區及商辦之物業管理服務指標及項目問卷調查。研究結果顯示,滿足重要性及一致性需求之服務指標及項目,在行政作業構面包括,「能有效提升社區公共事務的正常運作」、「有效協助社區辦理公部門規定須執行的相關業務」、「協助社區行政庶務、事務處理及文書檔案管理的執行」等3項服務指標,共10項服務項目;在財務管理構面包括,「物業管理進駐所導入的相關財務作業,可提供委員會各項業務執行方向」、「製作及呈現財務資料,提供住戶對於該社區財務狀況的了解」、「每月固定呈現的財務報表,可利於減少弊端的產生」等3項服務指標,共12項服務項目;在維護保養構面包括,「協助安排相關作業,以維護社區的消防設備」,以及「提供社區管理組織維修保養的年度計畫,以達到安排延長社區的使用年限及提供良好品質的目的」等2項服務指標,共7項服務項目;在生活服務構面包括,「物業管理可提升建築物及生活品質,並增進社區事務的推行」1項服務指標,共2項服務項目。

In recent years, the property management industry has contributed greatly to the operation of domestic community buildings and continues to flourish. With the development of the metropolitan area, different forms of apartment buildings have also developed, including small or old communities and commercial buildings. These communities and commercial buildings often have a small number of homes, and the management fee is not enough to pay for the management. of residential buildings, in which service personnel are assigned, so that community management cannot be perfected, and even security problems arise. In view of this, this study discusses and plans the property management service model for small communities and business offices. Wood Research conducts property management for small communities and business offices for community residents and building users, personnel associated with apartment building management services, and employees of construction companies and agency sales companies whose income from management fees in the Shuangbei area cannot cover apartment building management and maintenance companies Service indicators and project questionnaires. The results of the research show that the indicators of services and projects that meet the needs of importance and consistency include, in the aspect of administrative operations, "effectively improving the normal functioning of public affairs in the community" and "assisting effectively to the community in handling related matters required by the public sector", "Assist in the implementation of community administrative affairs, transaction processing and document management" and other 3 service indicators, a total of 10 items of service; in the financial management aspect, including, "The related financial operations entered by the property management station can provide various services for the committee.
