本文研究目的為：探討在馬來西亞如何有效地建立完善、高品質且符合高齡者期待的銀髮族住宅與設施需求，研究過程中將瞭解:銀髮族的家族照顧、經濟能力、與健康促進生活型態的認知與自我實現等因素、對於銀髮族住宅與設施需求的影響力，並藉由研究結果尋求南向商機之參考。研究對象為居住於馬來西亞吉隆坡市50歲(含)以上的華裔銀髮族，使用問卷調查法進行調查，總計有效問卷為258份，使用多元迴歸分析進行研究架構的路徑分析。研究結果顯示：(1)受訪者對目前銀髮族住宅的認識度低，居住意願不高；(2)老人對銀髮族住宅與設施需求首推設計安全性與完善健康照顧體系，然需求重視面向已趨多元化；(3)健康促進生活型態對於銀髮族住宅及設施需求的影響方面、以人際關係面向最具影響力；(4)經濟能力與家族照顧對於銀髮族住宅及設施需求並無顯著的影響；(5)性別、年齡、宗教、學歷以及工作狀況等人口統計變數的差異顯著影響銀髮族住宅及設施需求。

This study aims at how Malaysia can effectively establish a comprehensive and high quality senior citizens' housing that fulfill the expectations of the senior citizens. This article investigates the effects of family care, financial capability and health-promoting lifestyle profile on the facility demands of senior citizens’ housing. It is expected to find the southbound business opportunity through the research results. A total of 258 questionnaires were obtained from Chinese senior citizens who are 50 years or above in Kepong areas, Kuala Lumpur, Malaysia. The multiple regression analysis is used to evaluate the conceptual model. The results are as follows. (1) The degree of understanding senior citizens' housing is relatively low, and the intention to stay in one is low. (2) The major facility demands of senior citizens' housing are safety and comprehensive healthcare system. (3) The concept of interpersonal relations in health-promoting lifestyle profile has the strongest effect on the individual facility demands of senior citizens’ housing. (4) Both financial capability and family care do not significantly affect the individual facility demands of senior citizens’ housing. (4) Gender, age, religion, education and occupation have significant effects on the individual facility demands of senior citizens’ housing.
